the GTA and Peel Region, Ontario
How it works
There is one front door and one ladder. You book a consultation, we look at your project, and you get a written verdict with a realistic price range. Everything after that is decided by what the verdict says, not by what we would prefer to sell you.
Nothing on this site is gated. Every price is on the page before you give us anything, including your email address.
The process, start to finish
Step 1
Start with something free
Search for your project, or read the price guide for it. The guides carry real ranges, what moves them, and what to watch for when hiring — no email required, no account, nothing to close.
- If the guide answers your question, you are finished. That is a good outcome and it costs you nothing.
- If your project is bigger than a guide can honestly cover, the consultation is the next step.
Step 2
Book a consultation
Four short steps: the project, the details, a time, and payment. Seven questions in total — what you want done, your postal code, the budget you had in mind, how soon you want it, a date, a time, and an email address at payment — and the price is visible the whole way through.
- No account needed. We ask for your email at payment, not before it, and never in exchange for seeing a price.
- A description and photographs are optional. Both make the visit more useful.
- We cover the GTA and Peel Region, Ontario. If your postal code is outside it, the booking stops and offers to take your details for later instead of charging you for a visit we cannot make well.
Step 3
The visit
We come and look at the property. Access, grade, drainage, soil, what is already there, and what has to come out — these decide most of what a project costs, and none of them can be judged from a photograph.
- We ask what you are actually trying to fix. It is not always what you asked for, and that difference is often where the money is.
- You are welcome to have your quotes, drawings or contractor emails with you. Bring them.
- We do not price the job in your driveway. A confident number said out loud is worth less than a checked one in writing.
Step 4
The written verdict
You get one of three verdicts, the reasoning behind it, and a realistic price range for the work. It arrives in your dashboard and by email, and it is yours to keep, forward, print and show to anyone you like.
- The reasoning is written so you can disagree with it. If our range depends on an assumption about your site, the assumption is stated.
- A range, never a single number. A single number would be more comfortable to read and less true.
Step 5
One next step, or none
The report names at most one thing worth doing next, with the fee you already paid shown coming off it. There is no menu, because a menu is a sales technique.
- Sometimes the recommendation is that you need nothing further from us. We write that down when it is true.
- You can always ask about a different service instead. Being routed is the default, not a lock.
The three verdicts
Three verdicts, in plain words. The verdict stamp is the same colour in all three cases — the wording is the signal, not a traffic light that flatters good news.
VIABLE
The project makes sense as you described it, on the site you have, at a cost we can state a realistic range for.
You know what it should cost before anyone quotes you. If you want the scope priced line by line, the report says so.
NEEDS MODIFICATION
The idea is sound but something has to change: the scope, the materials, the sequence, or the part of the site it sits on. The report says which, and why.
You get the modification in writing along with what it does to the range, so you can decide whether the smaller version is still the project you wanted.
NOT VIABLE
It should not be built as described — because of the site, the cost, or because it will not do the thing you are hoping it does.
There is no refund for this verdict, and that is the point: it is the answer you paid for, and it is usually the one that saves the most money.
What it costs, and what carries forward
A consultation is $150, the same flat fee for every project, whatever the verdict turns out to be.
The consultation fee carries forward. If the verdict recommends a next step and you take it, the fee you already paid comes off that price. If you take no further step, nothing further is owed — you have the verdict either way, and it is yours to use however you like.
The refund and credit policy states the full terms in one place, including how long a credit lasts.
When not to book
There are people we are the wrong company for. It costs everyone less to say so here than to discover it at the appointment.
- The job is small enough that our fee would be a real share of it. Read the free guide and keep your money.
- You have already signed a contract and work starts in days. A verdict cannot undo an agreement.
- You want someone to confirm a decision you have already made. We are frequently the wrong company for that.
- You need a structural, safety, code or legal answer. That is an engineer, your municipality, or a lawyer.
- Your property is outside the GTA and Peel Region, Ontario. We would be guessing at local prices and local ground.
Questions people ask
Why should I pay for advice I can get free?
Free advice comes from people selling you something. A contractor pricing your job is not going to tell you it is not worth doing, and a lead-generation site is paid when you hire someone, not when you make the right call. We take no money from contractors and perform no construction work, so our income never grows when you spend more than you should.
Are you going to try to sell me the other services?
The report recommends at most one next step, and sometimes it recommends none. We are paid the same flat fee for the consultation whichever way it goes, and nobody pays us a commission on what you do afterwards.
Do you do the work as well?
No, and we never will. The moment we build things, our advice about what to build stops being worth anything.
Do you recommend contractors?
Not in the consultation. The contractor comparison service sends one standard specification out and reports what comes back, side by side. No contractor pays to be on that list, and no contractor pays us anything at any point.
What if the verdict says my project is not viable? Do I get my money back?
No. That verdict is the product, not a failure of it — it is the answer that most often saves the most money. You are paying for a true answer, not for a particular one.
Is the price range a guarantee of what I will be charged?
No. It is our independent opinion of what the work should cost, with the reasoning shown. Contractors set their own prices, and a bid outside our range is not automatically wrong — it is a question worth asking, which is what the range is for.
What happens if I need to cancel?
Cancel at least twenty-four hours before the appointment and the fee is refunded in full, no reason needed. Inside that window, or if you miss the appointment, the fee becomes a credit instead and you get one free reschedule — so in practice you come back another day and pay nothing more. The refunds page states the full policy, including how long a credit lasts.
Do I need an account before I can book?
No. You book as a guest and pay, and an account is created for you afterwards so you can read the verdict. We ask for your email at payment, not as the price of seeing a price.
Do you cover my area?
We cover the GTA and Peel Region, Ontario at the moment. The booking flow checks your postal code, and if you are outside the area it stops rather than taking a booking we cannot serve properly.
Can I show the verdict to my contractor?
Yes. It is your document. Homeowners using it to have a straighter conversation with a contractor is the point of writing it down.
I already have quotes. Is a consultation still worth it?
That is one of the clearest cases for it. Bring the quotes to the visit. Comparing them is easier when someone independent has looked at the same site and priced the same work.
Do you take a cut from anyone else in the transaction?
No. We are paid by you, by flat fee, for a defined deliverable, and by nobody else. That single rule is what the whole business is built to protect.
